Whitecode Design Associates’ market-leading MEPH designs and expertise were the answer to satisfying the health, wellbeing and comfort of residents within the landmark City Park West development in Chelmsford, Essex.
City Park West is a pivotal mixed-use development which comprises 600 new homes, cafes, workplaces and community facilities. Neighbouring the railway station, the site offers a range of house types, from one-bedroom extra-care flats to three-bedroom mews homes and terraces; a variety stipulated by client, Notting Hill Genesis. With a series of living accommodations available at various prices, it is hoped that this approach will encourage a diverse mix of residents from families to solo professionals.
Aside from housing, City Park West contains the Grade 2-listed Anne Knight building, a residence which dates back to the Quaker period and has been refurbished into a restaurant. Two other existing buildings have been converted to office space, each of which has been designed sympathetically to the existing environment.
Designed by architect, Pollard Thomas Edwards as part of a design competition held by client, Notting Hill Genesis in 2008, Whitecode was selected for its reputation as a leading MEPH designer that creates efficient buildings which hit the mark on occupant comfort.
Efficiency and sustainability were high on the agenda for this project, which also contains many communal areas with easy access to cycle storage and recycling facilities to encourage a low carbon lifestyle. In order to meet the client’s brief in terms of performance, comfort and sustainability, Whitecode undertook the necessary assessments such as BREEAM, as well as creating the MEPH designs.
To ensure the development would meet with Part L regulations and perform sustainably and efficiently into the future, Whitecode analysed and inspected the buildings’ projected energy outputs and completed SAP, EPC and BREEAM assessments.

We’ve worked from RIBA stages one to seven of this project – from the original planning right though to handover, where we were cleansing the development of any defects.”
City Park West is a vibrantly modern development that will no doubt be a focal point of the Chelmsford community for years to come.
